For building owners and managers, the fire sprinkler system is a primary line of defense against catastrophic property loss and a critical component of life safety. However, the presence of a system does not equate to its functionality. Regulatory bodies and insurance providers require rigorous adherence to the National Fire Protection Association (NFPA) standards, specifically NFPA 25, which governs the inspection, testing, and maintenance (ITM) of water-based fire protection systems.

A failed inspection is more than an administrative inconvenience; it signifies a potential system failure that could lead to liability, fines, or, in the worst-case scenario, the loss of life. 1. Painted Sprinkler Heads

Whether due to overspray during a renovation or a deliberate attempt to match the ceiling’s aesthetic, paint on the deflector, frame, or heat-sensitive glass bulb is a critical failure.

Paint acts as an insulator, delaying the activation of the sprinkler head during a fire. It can also bond the moving parts of the head, preventing the proper distribution of water. Per NFPA 25 section 5.2.1.1.2, any sprinkler head that shows signs of paint: other than the factory finish: must be replaced.

The Fix: Instruct painting contractors to never paint sprinkler components. If heads are already painted, they cannot be cleaned or scraped, as this may damage the fragile glass bulb. They must be replaced by a licensed professional.

6. Incorrect Sprinkler Head Types
